As real estate agents we learn to deal with all kinds of clients and situations.
Over the years, I’ve had to deal with a lot of separations & divorces. When Sandra reached out to me, they were in the beginning stages of divorce, they were told to each find two real estate agents to provide them with an evaluation of their matrimonial home.
Since Sandra was not living in the home but her husband was, I had to get as much information from her as possible without seeing the home in order to compile a comprehensive and up-to-date evaluation.
After the evaluation was put together, we left it at our office for her to pick up. She indicated that her husband planned to buy her out, which is one of the options in a separation. Another would be to sell the property and split the proceeds or one of them to live at the property and pay rent.
After the first court date, it was agreed that the husband would buy Sandra out. At this time, Sandra asked me for a more current up-to-date evaluation since a few months have passed, which I provided. However, a couple of months later I received a call that Sandra’s husband was not buying her out and they both agreed to use me to sell the home. I listed the home and it sold for 97% of the list price.
As agents when you are dealing with a marriage separation, my experience is that you must always stay neutral, don’t take sides, and everything you do with one party should be communicated with the other. Finally, it is imperative that a separation agreement is in place.
